What Would Happen If You Were THAT Originator?

Sometimes the questions you ask yourself are critical to your success.

When I was struggling to bring in new business and make new relationships my first question was

should I even stay in this business.  We all know the saying “You need money to make money” and like many originators I had a marketing budget of exactly ZERO.

SO WHAT DO YOU DO?

First ask yourself some questions.

What would my business be like if everyone in my town saw me as the Obvious Mortgage Expert?

What would my business and life be like if I was treated like a celebrity people felt honored to sit down with?

What would my business and life be like if clients just listened to what I told them to do like a doctor giving out a perscription instead of being constantly shopped to death and never having the best price?

What if I never had a problem generating new business and everyday I had leads coming in?

Finally- What if I had agents wanting to meet with me instead of me begging for a coffee meeting or lunch I don’t even want to go?

NOW BEFORE WE GO ON REMEMBER THE MARKETING BUDGET IS ZERO!

I asked myself these questions many years ago – YES – me – not the best looking guy – not the best voice since I am heavy smoker and with no formal education past 11th grade. I did graduate high school but didn’t attend much of my senior year but that is a story for a different time.

SO WITH ZERO MONEY TO MARKET YOU CAN NOT-
Buy Zillow Leads or Facebook Leads.
Have too many lunches or sponsor big parties.
Pay for any ads in print- on-line or on TV or radio

BUT THEN IT HIT ME– Ads are begging but being IN THE MEDIA or BEING THE MEDIA  positions you as a celebrity and expert and it costs ZERO – just some effort.

When you are interviewed on the radio
When you have a book
When you write an article or are featured in article.
When you are seen on the news as an expert
When you have your own podcast and radio show

Well you are then THE OBVIOUS CELEBRITY EXPERT !!!!
It’s curious to me that no one in our industry has figured this out and systemtized it like I have before.
They are still telling you to send mail – buy Zillow or Facebook leads – or other costly tactics.

There is a science to doing all of these things and strategies I figured out the hard way and the costly way over the years. But our industry seems to be changing once again and so I am curious.

If I were to take 25 originators and work with you one on one to make you the GO TO EXPERT  CELEBRITY ORIGINATOR in your market would you be interested.

TO BE CLEAR
– There will be an investment on your end- to be at this training.
I am thinking that we will do a day or two in Baltimore and then I would work with each person one on one for six – 12 months to get you up becoming the celebrity.

This obviously would only be for seasoned and serious originators …  My guess is the investment will be in the 4000-5000 range.
But think about what happens when you are THE CELEBRITY – heck one extra 500,000 loan would more than pay for your investment. But you get to use your book- your photo in the radio studio and tv on all of your marketing pieces.

Secrets To Becoming The CELEBRITY Originator In YOUR City

Here’s a question I bet you ask yourself daily. I know I did.

WHAT DO YOU DO IF YOU DON’T HAVE THE BEST RATES OR PROGRAMS AND NEED TO SUCCEED ASAP BUT HAVE ZERO DOLLARS TO MARKET YOURSELF?

Before I even share the secrets with you I need to give a little bit of backround on myself and how I became the Celebrity Originator in my town Baltimore Maryland.

See I know about the little voice in everyone’s head that says – “I could never do that”  I know because I had the same voice and I overcame it with because of sheer desperation.

I have been originating for over 33 years now and for many of those years I struggled.  Many of them were financed with credit cards and personal loans because of the ups and downs of our business.

BUT I NEED TO GO BACK EVEN FURTHER TO GIVE YOU SOME PERSPECTIVE.

I grew up with parents struggling to stay middle class and I barely graduated high school. Not what you would call a great resume right. But I enjoy our business and read my guidelines and literally dozens of motivational and business sales and marketing books.

WHY?

Simple really- People Want To Work With Celebrities and when they meet you they never ever ask or question your prices. They listen to you just like when they go to the doctor and fill the perscription he gave.

Hey- Has that voice kicked in yet? The one that says WOW that sounds great but I can’t do that.

The truth is you can’t if you don’t know how – but not because YOU can’t do it.

WHY TOP ORIGINATORS NEVER ANSWER THEIR PHONES

My guess is that you were probably trained to always return your phone calls immediately and that you should be available 24/7 in order to succeed as an originator.

Am I Right?
I know that’s how I was trained many years ago. In fact, it was so long ago that I had a pager and always carried around a roll of quarters so I could use a pay phone.

YOU WERE PROBABLY ALSO TOLD TO BE SEEN AS AN EXPERT RIGHT?
Maybe more than anyone other trainer or originator have preached this idea of being seen as the obvious expert by picking a niche and becoming the expert so you can let everyone know about it.

BUT HERE IS THE PROBLEM.
Experts never return their phone calls in the evenings or weekends. They never return them immediately either. Usually they have a secretary or assistant that handles these tasks for them. I realize you and I probably don’t have that luxury but please pay attention because your actions send messages.
Think about your accountant, attorney, doctor, dentist or any other professional you go to.

LET’S DISCUSS WHAT NOT TO DO AND WHY YOU SHOULDN’T DO IT.
1. Being accessible 24/7/365
First, this will lead you to be burnt out and grumpy. You need to have set hours people can reach you. If you feel that you must be available like a 7.11 than you have a lead generation and conversion problem you must fix.

2. IMMEDIATELY RETURNING ALL CALLS.
When you pick up the phone the second it rings you are subconsciously telegraphing that you are desperate. Busy people never pick up the phone the minute it rings.
Please don’t think that means giving bad service because it doesn’t. You should return all calls within a reasonable time frame ( generally an hour or less) but it’s a good idea to keep people waiting and have the appearance of being busy.
The other issue with answering all calls is that you RUSH people off the phone and they notice that. Most, don’t appreciate it and will often go elsewhere.
Sometimes, this RUSH may also cause you to forget important facts or miss certain issues critical to the loan approval.

So if you are trying to be seen as the mortgage expert in your local city, which I highly encourage, then you must first start acting like an expert would. If your business is not quite where you need it to be then I know this will be difficult.
But it’s more important to do when you are slow since your positioning with your clients, prospects and referral sources is critical to your success.

Next time that phone rings – let it go to voicemail.

Oh and speaking of voice mail it would be a great idea to let people know what hours and days you are available so you can immediately set up the expectations and boundaries and of course your position as the obvious expert.
